The Mission Style retail building fronting Colorado Boulevard near Zang is currently for lease in the proposed Oak Cliff Gateway Special Purpose District. Built in 1938 by Oak Cliff Floral Company, the flower shop operated in this location for many years and added a large greenhouse and 3-bedroom apartment behind the original building in 1950. A central courtyard is accessible from both buildings. The historic model of live/work was viable and successful for the Oak Cliff Floral family, until they moved operations to another location.
Attorney John Barr and the Barr Mary Christian Trust is the current owner of the entire block where this building is located. Barr’s law office is adjacent to the building on the same block-face. Sources tell us that the family has no current plans for the property, except for leasing the spaces. When the time is right, they would sell the entire block for redevelopment.
The single-story storefront on Colorado is approximately 1,600 sf and is currently designed for office use. The apartment can be rented separately, or in combination with the commercial space. With no protection, the 1938 structure could be engulfed by density proposed in the new Oak Cliff Gateway PD468, still under review. The building should be considered a Legacy Building, with frontage on Colorado and built prior to 1957. The location in Subdistrict F is proposed as a “Walkable Urban Mixed Use (WMU-5), intended to accommodate a mix of compatible uses in close proximity to one another in a pedestrian-friendly environment.” Current language in the proposed Ordinance supports maximizing density, and allows 5 stories at a maximum height of 80 feet.
Streetcar construction over the past few months has changed the face of Colorado Boulevard, and low-scale structures like this one will be important to maintain the pedestrian scale of the streetscape, and a walkable corridor near Lake Cliff Park and the surrounding residential neighborhood. Across the street, the property owner at 222 E. Colorado is updating a 1-story structure, plus adding landscaping and ADA improvements.
